Urban planning and project management of two detailed plans for new neighborhoods in Majdal Shams, integrating infrastructure design and the development of a road network that connects the planned areas to the town’s existing transportation system. The project involves several significant challenges, including the absence of formal land registration (no official parcels or plots in the Land Registry) and a steep mountainous topography, requiring careful road design to ensure stable slopes and accessible division of new lots. The work includes urban design, parcel reorganization (unification and subdivision), consultant coordination, and ongoing communication with the Ministry of Housing, infrastructure corporations, government entities, and the local council. Public participation is a central component of the planning process and is tailored to the unique social fabric of the community.
As an independent architect, I am leading the planning of Roujab A’—a sustainable new neighborhood in Yarka initiated by the local council with support from the Ministry of Housing and the National Planning Authority. The site lies outside the current development boundary and requires compliance with multiple planning layers, including TAMA 35. My work includes environmental and statutory analysis, formulation of alternatives, stakeholder engagement, and full preparation of planning documents according to national standards.

As part of my work at Doyari Architects, I played a key role in managing a statutory plan for a residential area in northern Peki’in, currently under advanced planning stages. The project addresses existing unauthorized constructions along Regional Road 864, proposing new access routes, public spaces, and zoning for housing. The plan tackles steep terrain and complex infrastructure conditions. My role included coordinating with the District Committee, government ministries, and local council, as well as leading public engagement and preparing all statutory documents for submission via the national planning portal.

Detailed Neighborhood Plan in KFAr Yassif – Parcel 183

Leading the planning and coordination of a detailed statutory plan for Compound 1.4 in Peki’in – a hillside village in the Upper Galilee, known for its diverse population and historic rural character. The plan outlines a new residential neighborhood in the northwestern part of the village, while also regulating existing construction and integrating it into the future layout.
The work includes parcel division, infrastructure and road network planning, and the formalization of land ownership based on both cadastral registration and the existing on-ground situation. A key component of the process is public participation, including personal meetings and coordination with individual landowners to ensure equitable land redistribution.
One of the defining features of the plan is an open stream that crosses the site. The planning approach treats the stream as a central landscape and identity asset – transforming it into a linear green space that enhances connectivity and contributes to the neighborhood’s unique character.
Kfar Yassif is a historic Arab town in the Western Galilee, home to a diverse population of Muslims, Christians, and Druze. Serving as a regional center, it features established educational, commercial, and cultural infrastructure. The town is characterized by high density and near-total land utilization within its built-up area, necessitating strategic expansion and land-use regularization efforts.
As part of the implementation of Kufr Yassif’s new statutory master plan (approved in 2022), a detailed plan is being advanced for the development of a new residential neighborhood in Planning Area 183. The site, previously designated as agricultural land with no development rights or road network, is now proposed as an integrated urban extension of the town.
The plan includes a newly designed road system, subdivision into residential plots, allocation of public spaces and services, and a commercial frontage along a key internal axis connecting Kufr Yassif to the neighboring town of Yarka. The development aligns with the master plan’s vision and statutory guidelines, while incorporating input from local landowners and residents throughout the planning process.
